The larger of the two buildings is 10 Woodbridge Center Dr., a 10-story, 215,000-sf class A building owned by Woodbridge Office Tower LLC. The asset, which underwent a $1.5-million common area upgrade in 2005 and 2006, currently has 5,780 sf available on its first floor, 5,711 sf open on the fifth floor and 10,000 sf available on the sixth floor, according to Giannone. A block of space amounting to 80,000 sf is expected to hit the market in early 2009.
The other exclusive involves 75 Lincoln Hwy. in Iselin, NJ, a 38,416-sf, three-story office building that has similarly undergone a common-area renovation by its owner, a local group. Available space includes a 7,800-sf block in the lower lobby formerly occupied by a Chase Manhattan data center; 4,566 sf on the second floor; and 9,604 sf on the third floor. A 6,258-sf space on the first floor currently has a lease out for execution, according to Giannone. Building signage is available to a tenant that leases the entire third floor.
