COSTA MESA, CA-Bedrosians Tile & Stone has added to its Orange County warehouse facilities with the acquisition of a distribution building of nearly 36,000 sf for $5.6 million. The property is at 3120 Airway Ave. and was formerly the headquarters of White Cap, a California-based construction supplies distributor.
Bedrosians, which was represented in the transaction by Jeff Chiate and Rick Ellison from Cushman & Wakefield's Orange County office, is one of the largest ceramic tile and stone distributors in the US. The seller, Prudential, was represented by Chiate and Ellison along with Rooney Daschbach and Bret Quinlan from Cushman & Wakefield's Los Angeles South Bay office.
Fresno-based Bedrosians maintains other facilities in Orange County that include a 375,000-sf warehouse at 1515 Winston Rd. in Anaheim, which the company acquired in 2005 for $24 million. The Winston Road facility is adjacent to a stretch of retailers, showrooms and distributors selling tile, marble and related products that is known as "Tile Row" and the "Mile of Tile."
The Bedrosians acquisition of the Airway Avenue building was one of a series of industrial deals that closed recently in Orange County, including another transaction involving a company in the tile business. In that deal, Voit Commercial Brokerage reports that Italgres Inc, a ceramic tile showroom, has acquired a 10,516-sf industrial building at 1385 South State College Blvd. in Anaheim, for $2.7 million.
Italgres, which bought the building as part of an expansion, was represented by Seth Davenport of Voit's Anaheim Metro office, with the seller, bkm Development Co., represented by Louis Tomaselli and Mitch Zehner of Voit's Anaheim Metro office.
