CERRITOS, CA-Apex Computer Systems has signed a five-year lease for a new corporate headquarters at the Cerritos Corporate Drive development, the latest in a series of high-profile sales and leases in this city. Apex signed for 18,000 sf at 13875 Cerritos Corporate Dr. in a move from smaller leased quarters elsewhere in Cerritos, according to EVP Greg Smith of JRT Realty Group Inc. Smith was part of a team of JRT and Cushman & Wakefield brokers who represented the building owner, TIAA-CREF.
The new Apex space is in a seven-building, 440,957-sf industrial campus. The Apex headquarters houses the company's business software solutions, professional services and vendor support groups as well as its field service dispatch center, parts and logistics, depot repair center and administrative operations. Additional tenants at the campus include Tricor Braun, a packing materials distributor; Ria Envia, a financial services provider and JRA Furniture.
In addition to Smith, the building ownership was represented by Jodi Pulice of JRT along with Cushman & Wakefield brokers John McMillan, Jeff Sanita, Justin Wachs, Rich Grande and Mark Lombardo, all from the company's Downtown L.A. office. Apex was represented by Joel McCabe of the McCabe Co.
The Apex deal was one of three that JRT closed in the Mid-Counties submarket lately, including leases by Terminix International and O'Rourke Distributing Co. in Santa Fe Springs. Terminix signed for 12,331 sf in a five-year lease at 9880 S. Pioneer Blvd. and O'Rourke renewed for 15,000 sf at 11929 Hamden Ave.
For O'Rourke and Terminix, the building owner was also TIAA-CREF, which was represented by the same team from JRT and Cushman & Wakefield. O'Rourke was represented by Cushman & Wakefield, and Terminix was represented by Aaron Anderson of CB Richard Ellis.
Terms of the leases were not disclosed. Average rates for industrial space in the Mid-Counties region stood at about 55 cents per sf per month, triple net, in the fourth quarter. That figure represents a blend of all types and qualities of industrial space.
