The Bedminster, NJ-based Advance Realty was represented in-house by vice president Brian Banaszynski, while Hoop Heaven was represented by Darren Lizzack and Gary Sauerborn of NAI James E. Hanson, Hackensack, NJ. Terms were not released; comparable space within the 800,000-sf MiddleBrook Crossroads is listed with an asking price of $5.75 per sf net.
The location will be Hoop Heaven's second, following its flagship 21,000-sf facility in Whippany, NJ. It's also part of a strategic expansion effort focusing on New Jersey, including Bergen, Monmouth and Somerset counties. The Bridgewater location is in Somerset County at the confluence of I-287 and Routes 22, 28 and 202/206.
"The Bridgewater location fits our geographic and demographic strategy," says co-owner Mitchell Storch. "It is located near several highways and is in a highly populated region."
Within the 33,000 sf will be four full-size basketball courts. The site will also house an administrative office and a courtside café.
