SAN JUAN CAPISTRANO, CA-Pacific Capital Holdings of Newport Beach has acquired the 125,000-sf Endevco headquarters property at 30700 Rancho Viejo Rd. from an East Coast-based seller for $33.5 million in a transaction brokered by Lee & Associates. Endevco's property, an R&D building, is a wood and concrete block structure that was built in 1974 and occupies a parcel of 15.32 acres.

The seller of the property was Sligo Properties Limited Partnership, which was represented by Meisenbach Collins Group. The buyer was represented by Dick Silva of Lee & Associates' Newport Beach office.

According to SVP Mike Meisenbach of Lee & Associates, strong market conditions in San Juan Capistrano and the time remaining on Endevco's lease were among the factors that made the property an attractive investment. According to recent market reports, the R&D market is extremely tight in San Juan Capistrano, with a direct vacancy rate of less than 3%.

Endevco is a designer and manufacturer of instruments used in measuring vibration, shock, pressure and other forces. Its products are used in the aerospace, automotive, aviation, defense, industrial, marine and medical industries.

According to the company's website, Endevco's highly sensitive instruments are used in "applications where accurate and reliable data is vital," including NASA Space Shuttle monitoring, automotive safety testing, in-flight gas turbine vibration monitoring, submarine silencing systems and activity monitoring in heart pacemakers.

The San Juan Capistrano location is the headquarters for an international Endevco organization that began in 1947 as a small research and development firm. The company has since grown into a global network of manufacturing and research facilities, sales offices and field engineers.
