DES PLAINES-BAX Global Logistics, a transportation and logistics company, has moved into two buildings totaling 228,603 sf in Des Plaines, Ill. A 152,099-sf building, at 1333 Mt. Prospect Road, will be used for international distribution and a 76,504-sf building, at 1347 Mt. Prospect Road will be used for domestic distribution. Both buildings, which are on more than 13 acres, are owned by AMB Property Corp and are leased by BAX Global Logistics.
Krusinski Construction Co., based in Oak Brook, finished the buildings late last year. Michael Metz was the project executive for Krusinski Construction. Ralph Comenares was the senior project superintendent and Julius Kwasek, of Inverness-based Kwasek Architects, was the architect.
The cost for the project was approximately $12.5 million and the project took about six months to complete, Metz tells GlobeSt.com. AMB Property Corp., which is headquartered in San Francisco, had the buildings constructed, in part, because the property is near O'Hare Airport. Air freight companies have to be located within a certain distance from a major airport, which allows developers to receive higher rental rates, Metz says.
The length of the lease is 12 years. The lease rate was not disclosed. Asking rent for the O'Hare Industrial submarket is about $5.53 per sf, according to Grubb & Ellis fourth quarter market report.
