The property is located on the northeast corner of Jimmy Carter Boulevard and Peachtree Industrial Boulevard just north of Interstate 285 at 6825, 6855 and 6875 Jimmy Carter Blvd. Veridian Property Partners represented itself. The buyer was represented by Bob Johnson, Korey Prefontaine and Paul Johnson, of Irvine, CA-based Sperry Van Ness.
This is the second time in two months the property has been sold. Veridian Property Partners acquired it in December for $5.73 million. Prior to Veridian's acquisition, a large national homebuilder owned the site. The homebuilder vacated the tenants in the building and planned to redevelop the site before selling it to Veridian.
Constructed in the mid-1970s, the property sits on 16.4 acres and is currently vacant. The property is in close proximity to the Doraville Marta Station and numerous retailers, including Publix, Kroger, Target, TJ Maxx and BJ's Wholesale Club. The new owners plan to lease the space with spaces from 800 sf and larger.
