The development will include 160 townhomes and 80 single-family homes with two, three or four bedrooms. Townhomes will range in size from 1,537 sf to 1,729 sf and the single-family homes range from 1,600 sf to 2,422 sf. Among features of the units will be granite countertops, stainless steel appliances and cherry cabinets. Complex amenities include a clubhouse with a fitness center, catering kitchen and swimming pool. Prices for the townhomes start in the low $200,000s and for single-family homes in the mid $200,000s.

The site, 2.7 miles west of Interstate 75 on Archer Road, will feature eight acres of parks and open space. It is located in close proximity to the University of Florida and Shands HealthCare. Sales and marketing of the project, which is expected to attract a wide variety of buyers from professionals to retirees, will be handled by Jacksonville Beach-based Lifestyles Realtors.

The Cornerstone Group recently opened an office in Central Florida. In addition to Grand Preserve at Kanapaha, the company is developing two townhome projects in Orlando called Solaris at MetroWest and Regent Park, a condominium conversion project in Orlando called Lexington Place and a townhome development in Tampa called CityView.
