SAN FRANCISCO-Developers of the 80-unit Heritage on Fillmore condominium project in the city's jazz district now expect a May move-in for residents of the condos, which will include 68 market-rate and 12 affordable units. The project, a development of locally based EM Johnson Interest in association with Fillmore Development Associates and the San Francisco Redevelopment Agency, opened a sales office recently where prospective buyers can view a display home on the third floor of the 13-story building.

The Heritage on Fillmore condominiums constitute the residential portion of the $72-million Fillmore Heritage Center in the heart of the city's historic Fillmore Jazz District at 1300 Fillmore St., at the corner of Fillmore and Eddy streets. Michael Johnson, managing member of Fillmore Development Associates and president of EM Johnson Interest Inc., notes that the condos will be within walking distance of a wide variety of restaurants, shopping and entertainment.

The building also will include Yoshi's San Francisco Jazz Club and Japanese Restaurant, which will be located on the ground level, and a parking garage. Yoshi's is expected to open in August.

Fillmore Development Associates was selected in June 2001 by the San Francisco Redevelopment Agency to develop the 1.2-acre site of the Fillmore Heritage Center.A large portion of the project's public financing came from the city's redevelopment agency, which provided $15 million in land and development loans, as well as a $4.7-million grant to construct the below-grade public parking garage.

Also included in the building's amenities will be a 24-hour doorman, private parking, a 10,000-sf private outdoor terrace, and the Jazz Heritage Center's art gallery, screening room and historical display. The condos are expected to sell for $450,000 to $1 million.
