MIAMI GARDENS, FL-Miami-based NR Investments is converting Park Centre, a four-story, 58,700-sf office building at 1111 Park Centre Blvd, into "green" office condominiums. Built in 1987, the property will undergo a $2-million renovation using a green approach.

North Miami-based Dkor Interiors is the architect of the project. The design incorporates environmentally friendly products, such as natural Kenya reed, an organic and sustainable material; recycled quartz tiles by Porcelanosa; Bentley Prince Street carpeting; and natural wall coverings by Eykon, which are made from materials resistant to emitting harmful gasses and feature an antimicrobial additive that defies the growth of mold, mildew and bacteria.

Building improvements include a lobby renovation and redesign, remodeled hallways, bathrooms and elevators. Security systems, with biometric entrance, surveillance cameras and an electric gate, will be installed. Other improvements include new landscape design, new roof and HVAC system. Condominium units will range in size from 500 to 7,000 sf. Prices range from $275 to $320 per sf.

The building is located just east of Opa Locka airport and within a 15-minute drive of Fort Lauderdale International and Miami International airports. It is also in close proximity to the Palmetto Expressway, which leads to the Florida Turnpike, Interstate 95 and 75 and US 441.

"Park Centre's situation in a prime business location coupled with its earth-friendly ethos, make for a highly desirable product," says NR Investments principal Ron Gottesmann.

Other office condominium projects by NR Investments include Museum Plaza in Fort Lauderdale, the Office in Hollywood and the Bldg in North Miami.
