The company plans to sell its headquarters and move to the new location in May. Bruce May, of Piedmont Property Co., represented Horizon. Wes Hardy represented building owners, Indianapolis-based Duke Realty Corp. Duke senior vice president of the Atlanta office group Kerry Armstrong tells GlobeSt.com that Horizon selected the location because of the more prominent location. "Loganville is a small town. This gets them into a more centrally located position," Armstrong says. "The location also gives the company the ability to expand."
Sugarloaf VII is an 80,000-sf building which is part of the Business Park at Sugarloaf--a seven-building complex totaling 500,000 sf. With the lease, Sugarloaf VII is 63% occupied and the Business Park is 93% occupied.
"The Sugarloaf area is very strong with a lot of activity," Armstrong says. "Several of Horizon's customers are located in the area."
According to a CB Richard Ellis Q4 office market report for Atlanta, the Northeast submarket experienced a 21.7% vacancy rate at the end of the year, with 205,231 sf of positive absorption year-to-date and average asking rents of $16.41 per sf.
"This lease is significant for both Duke and the Northeast submarket," Hardy says. "It takes a large block of vacant space off the market and is an example of increased activity in the submarket."
