NEWNAN, GA-Yamaha Motor Manufacturing Corp. of America has signed a 200,000-sf, multi-year lease for space in the Creekside Distribution Center. Yamaha will occupy the entire building at 380 Wall Sanders Memorial Dr., a site adjacent to its production facilities. The building is owned by City of Industry, CA-based Majestic Realty Co. Brad Pope, of NAI Brannen Goddard, negotiated the lease on behalf of Yamaha.
"Yamaha is very pleased that the growth in our business can be accommodated by expanding into a local facility that is so close to our main manufacturing area," says Yamaha Motor Manufacturing Corp. president Tony Iio. "This new facility will enable Yamaha to improve its incoming parts operation and support our overall growth for the next several years."
Yamaha manufactures recreational product lines including golf cars, all terrain vehicles, personal watercraft and side-by-side utility vehicles. The company employs more than 1,200 workers at its manufacturing campus.
The Creekside Distribution Center features a cross-dock design, which facilitates manufacturing on a "just-in-time" basis. The building has 30-ft ceiling clearance, an ESFR sprinkler system and trailer storage. "Majestic is excited to have Yamaha Motor Manufacturing as a tenant at Creekside," says Majestic Realty vice president Todd Carter, who handled the transaction. "Our building offers exactly the resources that compliment their production facilities which are literally only a few seconds away."
According to a CB Richard Ellis Q4 industrial market report, Atlanta was experiencing a 14.1% vacancy rate among distribution space at the end of the year with 2.6 million sf of absorption during the year and an average asking rental rate of $4.32 per sf.
