NEW YORK CITY-Construction has begun on the 100 11th Ave. condominium project. Designed by architect Jean Nouvel, the 23-story building will contain 72 residences enclosed in an all glass mosaic facade and is being developed by Cape Advisors Inc. with Alf Naman Real Estate Advisors.

A spokesperson for the project declined to offer a construction cost for the project, which will be located at 11th Avenue and 19th Street.

After its completion in fall 2008, the building will apply for LEED certification, hopefully earning the government's basic LEED standard. To receive the certification, the building will utilize a natural ventilation system as well as low-emission and recycled materials. Additionally the design allows maximum natural light to enter the units.

The one-, two-, three- and four-bedroom condos will range in size from 890 sf to 4,675 sf. The building will hold five penthouse units, with the top floor being the largest unit, which will boast a full-roof terrace. Prices range from $1.6 million to $22 million, and the units are being exclusively marketed by Corcoran Sunshine Marketing Group. While the sales office is expected to open in a few weeks, some interested parties have already spoken with the Corcoran team, according to a source. A call to Corcoran requesting comment was not returned by deadline.

Amenities at 100 11th Ave. include a 24-hour doorman, a lobby restaurant and café, private outdoor garden, an indoor-outdoor lap pool, fitness center, spa and valet parking.
