Six of the tenants are credit rated and appreciate Stafford Commerce Center's proximity to the Marine Corps Base Quantico, Grubb & Ellis broker Brian MacDonald tells GlobeSt.com.

MacDonald, along with Eric Berkman, Steve Gichner, Juliana Ko and Ashley Blum, represented the seller. "Five thousand jobs are moving to the base as a result of the [Base Realignment and Closure] process, bringing to a total of 18,000 jobs there. This is fueling demand for office space."

The typical tenants at the park are defense contractors working with government agencies such as the FBI, he says. The six credit-rated tenants account for 58% of the leased space, MacDonald added.

There are also two additional building under construction at the park, which is still owned by Garrett.
