The tenant was represented by Brenner Real Estate Group senior vice president, brokerage Kathleen Alberts. The landlord, S. Gordon, Trustee, was represented by Alan Levy, of Levy Realty. At the end of 2006, Broward County industrial market was experiencing a 3.4% vacancy rate with average asking rents of $7.99 per sf and 1.6 million sf of absorption year-to-date, according to a CB Richard Ellis Broward County Q4 industrial market report.

"The Broward County industrial market continued to exhibit strong fundamental characteristics during 2006," the report states. "The industrial sector is poised to remain tight during 2007 with slight variations in vacancy and rental rates."

In addition to the JM Field Marketing lease, there have been other leases signed recently by small space users. These include bridal salon Boca Raton Bridal & Consultants, which signed a 4,550-sf lease within Floor Covering Center at 3591 S. Federal Highway in Boca Raton for its corporate headquarters in a relocation and expansion of its business. Alberts was the exclusive broker for the tenant. Co-broker representing the landlord, Sun Plaza LLC, was Benjamin Brandt, of Brandt Real Estate.

A newly established dermatology practice De Anne Collier, M.D., P.A., has leased 1,776 sf of office space within Three Palms Center at 2151 Alternate AIA South in Jupiter. Brenner sales associated Lorie Newman represented the tenant. The landlord, Three Palm Center Inc., represented itself.

Wood Cabinetry business Leonardo Devincenzi aka Woodsart Creations Inc. has leased 3,194 sf of industrial warehouse space within Andrews Business Park at 1528 SW 13th Court in Pompano Beach in a relocation from Miami. Brenner sales associate Helen Weissman represented the tenant. The landlord, David Marshall, represented himself.
