Business Interiors will complete the space shuffle May 1, moving all operations under a 177,374-sf roof at 1111 Valley View Lane. In turn, the firm's vacating its warehouse at 1101 Valley View Lane, an expansion built in 1997.
"We looked all over," Todd Burnette, executive vice president for Dallas-based Staubach Co., tells GlobeSt.com. "And, it ended up being the best location for them and their customers. It made the best business decision to remodel that space and stay there." The long-term lease was inked with "some bumps" in the rate, according to Burnette.
Burnette says Business Interiors is getting a 5,500-sf showroom with the consolidation. Its old showroom was roughly 1,700 sf in the vacated 132,400-sf neighboring warehouse. In addition, the 20,000-sf headquarters office will be upgraded as part of the repackaged lease.
Burnette and Staubach executive vice president Sharon Morrison steered talks for Business Interiors. Toby Rogers, vice president with CB Richard Ellis' Dallas team represented the building owner of record, CLPF-Western Industrial LP of Dallas. In addition, Rogers and CBRE associate Stephen Koldyke are leasing the soon-to-be-empty warehouse.
