The six-building, class A project will deliver in the fourth quarter. Key to the project is its flexibility, with buildings ranging from 13,000 sf to 29,000 sf and designs that can be finished out as 100% office or with grade-level loading areas in the rear. Champion also has kept the site, bought from two private investors in the past month, platted as six lots to build in re-sale prospects if that's the way the plan plays out, Steve Modory, managing partner for the Dallas-based developer, tells GlobeSt.com.

"The key is we have the flexibility to do leases or building sales," Modory adds. Glacier Commercial Realty LP in Dallas will be preleasing the space, which is priced to match the market of roughly $13 per sf to nearly $15 per sf, triple net.

Champion Crossing's single-story buildings, with 16-foot clear heights, will sit at the corner of Kimball Avenue and Continental Boulevard beside Dragon Stadium and one mile south of Southlake Town Center. "Our feeling is get it started and then worry about the leasing," Modory says.

Modory credits the city's demographics with setting the hook for Champion to build in Southlake. Steve Shrum, co-managing partner for Glacier, represented Champion in the land buy, with Bruce Hursh, an independent Dallas broker, negotiating for the sellers.

Halbach-Dietz Architects Inc. of Dallas designed Champion Crossing. Modory says a general contractor decision is pending, with final plans before the city and final talks about construction costs going on with prospective builders.
