ORANGE, CA-Padilla Construction has acquired a new 28,500-sf Orange County branch facility in one of two recently completed industrial relocations and expansions here and in Buena Park, according to DAUM Commercial Real Estate Services and Voit Commercial Brokerage. Padilla, which is one of the largest plastering contractors in the Western US, paid $4.7 million for its new building, which is at 1130 N. Trenton Way and will serve as the company's new Orange County branch.
According to Chris Migliori, executive vice president and principal with DAUM Commercial Real Estate, Padilla's acquisition is a sign of the continuing growth in the Orange County construction market. Migliori, who represented Padilla, says that the buyer sought the new branch for its centralized location near major Orange County freeways.
In addition, the new building will provide space for continued expansion of Padilla's operations, Migliori says. Padilla acquired the building from Burnham USA Equities, which was represented by Jeff Read of Grubb & Ellis.
In the Buena Park transaction, mannequin maker CNL Manufacturing bought a 32,882-sf distribution building at 6600 Artesia Blvd. from Tomarco Contractor Specialties Inc. for $4.6 million. According to Paul Caputo of the Anaheim office of Voit Commercial, the Artesia Boulevard building is about a mile from the buyer's previous location and will aid CNS in its expansion plans.
Caputo and fellow Voit brokers Louis Tomaselli and Mitch Zehner represented CNL, which is a supplier of custom-made mannequins, metal and wood hangers and metal rack systems to major chain and department stores around the world. Seller Tomarco plans to lease back the property for four months until its new, larger distribution building is completed.
Caputo notes that the sale of the building also allows Tomarco to expand its business into a larger distribution building close to its previous location. Tomarco was represented by Rooney Smith and Rusty Daschbach of Cushman & Wakefield.
