The fours-story buildings, which will contain a total of 160,000 sf of office space and about 10,000 sf of retail and bank space, will be located at 2121 and 2141 University Dr. Sky Development acquired the hospital in December for $32 million.
Leasing for the project will begin this summer with office suites beginning at 1,007 sf and build-to-suit retail spaces starting at 1,200 sf. The project is slated for completion in December 2008. Sky Development Inc. founder and CEO Yizhak Toledano tells GlobeSt.com that he anticipates the project will attract light medical and professional office tenants. "There are a lot of doctors that work at Memorial Hospital Pembroke and other area hospitals that want a place where they can see patients as close to the hospital as possible," he says.
The project's central location is another attribute. It is within close proximity to Interstates 75, 95 and 595 and the Florida Turnpike. It is also close to the Fort Lauderdale/Hollywood International Airport and Miami International Airport. "It's in a prime location on a main intersection," Toledano says.
Coral Gables-based Edward Lewis Architects is the architect on the project. Gail Ackermann, of Paradigm Interiors Inc., is the interior designer.
