In the larger of the two signings, Ironbound Capital Management, represented by Jane Moni, Rich Gittleman and Lori Gaffney of Triad Properties, has taken 11,805 sf. And Yianilos, an Internet computing and cryptology research firm represented by Milton Charbonneau of Colliers Houston & Co., has taken 8,227 sf. The locally based Hilton Management was represented in-house by Matt Malatich and Mark Hill. Terms were not released; available space had been listed with an asking price of $35 per sf plus tenant electric.

The latest signings follow those of Wilmington Trust which, as reported by GlobeSt.com, agreed in April to lease 8,664 sf for a 10-year term; and brokerage firm Stifel, Nicolaus & Co., which signed on last year for 4,612 sf, also for 10 years. All four of the new tenants are relocating offices from other sites in the region.

Situated on 10 acres off Route One, the five-story building features a two-story atrium lobby. It was originally a project of Advance Realty Group, which sold the fully approved site to Hilton Management in 2005. The latter began construction of the building on a spec basis shortly thereafter.
