In the larger of the two signings, Ironbound Capital Management,represented by Jane Moni, Rich Gittleman and Lori Gaffney of TriadProperties, has taken 11,805 sf. And Yianilos, an Internetcomputing and cryptology research firm represented by MiltonCharbonneau of Colliers Houston & Co., has taken 8,227 sf. Thelocally based Hilton Management was represented in-house by MattMalatich and Mark Hill. Terms were not released; available spacehad been listed with an asking price of $35 per sf plus tenantelectric.

The latest signings follow those of Wilmington Trust which, asreported by GlobeSt.com, agreed in April to lease 8,664 sf for a10-year term; and brokerage firm Stifel, Nicolaus & Co., whichsigned on last year for 4,612 sf, also for 10 years. All four ofthe new tenants are relocating offices from other sites in theregion.

Situated on 10 acres off Route One, the five-story buildingfeatures a two-story atrium lobby. It was originally a project ofAdvance Realty Group, which sold the fully approved site to HiltonManagement in 2005. The latter began construction of the buildingon a spec basis shortly thereafter.
