Plans for the Hudson View complex have been in the works more than three years, and final site plan approval still needs to be received. Developer 9 Corporate Drive Peekskill Development LLC hopes to gain that final approval in July. The first office tenants are slated to be able to move into the facility a year after that.

"There is a tremendous need for quality office space in northern Westchester County and the Hudson View will help fill the void," says Bill Eichengrun, principal of 9 Corporate Drive Peekskill Development. "Peekskill is transforming itself into the retail center of northern Westchester and southern Putnam counties and this area will be an exclusive place to do business in the future."

The City of Peekskill worked with the developer to insure tax incentives that will lower the rental rate. Space in the buildings is expected to least at $24 per sf gross, plus $3 for electric.

"The Hudson View is a tremendous example of how public and private enterprises can work together to create great things," says Peekskill Mayor John Testa, in a statement. "The complex will be built on a city landfill that was closed 40 years ago. This partnership will allow the city to reap tax revenue from this property while bringing up to 1,000 new workers to Peekskill and providing the region with a first-rate office complex. It is the ultimate win-win scenario."

The facility will also be built in an environmentally friendly manner, and the developer hopes to obtain a LEED certification when complete. Specifically, the Hudson View will be heated by utilizing the earth's thermal capacity and solar power from roof-mounted photovoltaic cells will be used.

"The re-emergence of Peekskill will make the northern Westchester-Putnam-Orange corridor a very attractive place to live and work in the future," Eichengrun says. "This region of the Hudson Valley also offers more affordable housing options for employees of firms that will be based here. This project is coming together in the right place at the right time."
