ORLANDO-Florida Air Conditioning Distributors has signed a 112,000-sf lease for industrial space at 7500 Southland Blvd. The company, a division of American Air Conditioning Distributors Inc., is the exclusive distributor of York Equipment in Central and South Florida. It will use the space as a distribution hub servicing stores throughout Central Florida. The lease was negotiated for a term of five years with a value in excess of $3.2 million.

Deborah Mickler, of Colliers Arnold in Orlando, and Phil Krevoy, in Santa Monica, Calif., represented the tenant in the transaction. The landlord, Denver-based ProLogis, was represented by ProLogis vice president and market officer Dan Colletto.

Mickler tells GlobeSt.com that the company, which is a subsidiary of a California corporation, is moving into the Florida market and is opening distribution hubs in Central and South Florida. The building where the company signed the lease is a new, single-tenant building within Orlando Central Park. The company also has eight other smaller locations in Florida.

According to a CB Richard Ellis 1Q Orlando industrial market report, the city's industrial market was experiencing a 9.5% vacancy rate at the end of the quarter with average asking rental rates of $6.24 per sf and 832,000 sf of negative absorption during the quarter. "Metro Orlando's central location in Florida positions itself as a hub with exceptionally quick and easy access to air, land and water and space transportation routes," the report states. "This distinctive geographical advantage makes the region an ideal location for general manufacturing, warehouse and distribution businesses."
