JACKSONVILLE, FL-Dallas-based Jackson-Shaw has started construction on Creekside at Tradeport. The $21.4-million, three-building, 335,000-sf project is rising at the Jacksonville International Tradeport, and will include warehouse, flex and office space.

The development is situated on 25 acres within the 425-acre park. It will include one building that is 146,280 sf and two buildings that are 94,325 sf apiece, Jackson-Shaw regional development partner for Florida Thomas Jones tells GlobeSt.com. "The port expansion has become a real driver for northside industrial development," Jones says. "With the expansion, there has been a lot of interest from retail distribution from the Far East."

Jones adds that leasing efforts have started, but no leases have been signed. He anticipates that tenants will be port-related distribution tenants rather than light industrial tenants. Average tenant size is expected to be 20,000 sf to 25,000 sf, he says.

Jackson-Shaw purchased the majority of the Jacksonville International Tradeport property in 2006. It features three million sf of existing industrial space and 86 acres of land for development. The company's existing portfolio includes eight buildings, with nearly one million sf of office and industrial space which are 100% leased.

"We need to add space for our existing tenants as well as trying to capture the port-related tenants," Jones says.
