In addition to the office space, the building has 32,637 sf of retail space located in the ground floor of the adjacent 656-space parking garage and an additional parcel that can be developed into office space or other uses.

"Bank-anchored office towers in secondary markets have always been key acquisitions for HGI," HGI president T. Richard Litton, Jr. says. "We believe our experience with this type of asset and in the Jacksonville market will help us succeed with this new acquisition."

This is HGI's second acquisition in Downtown Jacksonville. In January 2004, it acquired the nearby One Enterprise Center, a 22-story, 348,852-sf class A office tower.
