"Our expansion at Weymouth Woods Medical Center underscores our commitment to providing clinical programs and coordinated care to our South Shore area patients," says Harvard Vanguard CEO Debra Geihsler, whose organization will utilize the additional space on the second floor for its Atrius Health programs. The firm already leases the entire first floor and a portion of the second.
"This is a strong testament to the total excellence the building provides as to location, design and the highest quality construction," Campanelli director of leasing Peter Brown says of hitting 100% occupancy barely a month after finishing construction. "That doesn't happen very often," notes the veteran broker.
Campanelli's accomplishment was aided greatly by Harvard Vanguard's initial decision to use the building for an oncology treatment center, and the feat has been finished by the expansion. A separate user leased the top floor in between. Brown negotiated terms for Campanelli in the Harvard Vanguard expansion, while Chris Bent and Eugene Wallace were the in-house representatives for the tenant.
Although targeting healthcare practices from the outset, Campanelli incorporated office-oriented features into the brick-and-glass structure, Brown explains, using premium materials and providing details such as extensive landscaping and elegant lobbies to enhance the accessibility and experience for clients and tenants. There are entrances at either end of the building in recognition of the multi-tenanted aspect, while the eight-acre parcel provides for a parking ratio of five vehicles per 1,000-sf leased.
Besides proximity to South Shore Hospital and the state's most populous region, Weymouth Woods Medical Center also has elements desired by medical-related users, including a dedicated receiving area that can accommodate ambulances and a special elevator ample enough for stretchers and similarly bulky equipment. There were also extra load, power and water capabilities designed into the building to service the medical tenant.
Known primarily for its prolific construction of office and industrial product throughout Massachusetts, the Campanelli Cos. opted to pursue a medical-office venture on the Libbey Industrial Parkway property after local officials rezoned the district to accommodate such uses. Also known as 51 Performance Dr., Weymouth Woods Medical Center is situated adjacent to Campanelli's Weymouth Woods Corporate Center, a traditional office building that the company also recently developed. The site is one mile from an entrance to the core Route 3 highway.
Having got its taste of the growing medical-office sector, Campanelli feels comfortable that the requirements match company skills, Brown indicates. Given that, he says, the firm "would welcome the opportunity to do another medical building" should it come along. "It was really a very successful project," he says in assessing the Weymouth Woods Medical Center.
