
LAS VEGAS-The regional development firm LaPour received its building permit this week for what it hopes will be one of the Las Vegas Valley's first certified "green" suburban office buildings. The three-story, 70,000-sf office building will rise on four acres adjacent to the southbound off ramp to Russell Road (Exit 19) from Interstate 205 in the southwest submarket. The total development cost is estimated at $19 million.
Dubbed LaPour Corporate Center, the multi-tenant, for-lease project will have 22,000-sf floor plates divisible to 3,000 sf. The building is approximately 15% preleased, with LaPour itself having committed to lease 5,500 sf for its corporate headquarters and a title company signed up for another 4,000 sf.
The asking rent is $2.60 per sf, modified gross, which assumes a tenant improvement allowance of $35-per-sf tenant improvement allowance. Colliers International's Michael DeLew and Greg Pancirov are the leasing agents for the building.
LaPour is seeking certification as an environmentally friendly building through the US Green Building Council's Leadership in Energy and Environmental Design (LEED) program. To qualify, LaPour plans to use recycled materials & resources and low VOC-emitting materials, and water conservation techniques such as low-water landscaping and waterless urinals.
Howard F. Thompson of KKE designed the building. Henderson-based TWC Construction is the general contractor. Completion is slated for second quarter of 2008.
LaPour recently completed construction on phase three of its Decatur Crossing development, which now totals 367,000 sf. The third phase includes 112,000 sf in two flex-office buildings. A fourth phase is in the design stage.
LaPour is also developing two hotel projects. The company is preparing to break ground for an Element hotel, which is an extended stay brand of Westin, which is owned by Starwood Hotels & Resorts. LaPour also is planning to develop an Aloft branded product. Aloft is a spin-off of Starwood's "W" brand. The Element hotel will rise in Summerlin adjacent to the Nevada Cancer Institute. The Aloft hotel will rise at the corner of Paradise and Flamingo.
