The motion picture lab will occupy 44,000 sf of commercial space at 435 Hudson St., including the entire ninth floor and portions of the eighth floor and basement. A source close to the deal tells GlobeSt.com that the price per sf is $45.
Carl Weisbrod, president of Trinity Real Estate, owner of the property, says, "Trinity is delighted to welcome Deluxe Entertainment to New York City, joining the creative mix of design, advertising, and media firms that call Hudson Square home. The arrival of this industry leader will be an asset to New York City's film industry and complement Hudson Square's roster of dynamic companies."
Erik Schmall of Studley represented Deluxe in the lease negotiation. Trinity was represented by Jason Pizer, SVP of real estate leasing.
According to a statement issued by Deluxe, the New York City site will house a state of the art motion picture laboratory, HD telecine, editorial, media management, and a Digital Intermediate post-production center, under the EFILM banner.
