CARSON, CA-AMB Property Corp. has acquired a four-building, 129,499-sf manufacturing facility for $11.5 million in a sale-leaseback, according to Colliers International. AMB bought the facility at 18620 S. Broadway from AMSI Inc., an aerospace component manufacturer, in a transaction brokered by Colliers.

Charles K. Littell and David Drummond of Colliers represented both the seller and the buyer in arranging the 10-year sale-leaseback. The four-building complex is situated on a 6.4-acre land parcel that is close to Los Angeles International Airport and Long Beach World Port as well as the 110, 405 and 91 freeways.

Littell, who is associate vice president with Colliers Private Capital Advisors in Torrance, comments that with more than 220 million sf of space and a 2% vacancy rate, the South Bay has one of the strongest industrial real estate markets in the nation. AMB "wanted to take advantage of the long-term income and strong future redevelopment potential that this deal offered," Littell adds.
