The properties include the four-story, 129,982-sf Research Commons office building at 12249 Science Dr.; the two-story, 83,454-sf University TechCenter flex office buildings at 12501 and 12565 Research Parkway; and the two-story, 58,765-sf Technology Point I and II office buildings at 3045 and 3051 Technology Parkway. The Research Commons building was constructed in 1989, the TechCenter office buildings in 1998, Technology Point I in 1986 and Technology Point II in 1989.

The seller was represented by Ron Rogg, of CB Richard Ellis, and Jeff McFadden and Heidi Adams, of McFadden Realty Advisors, Inc.

Despite the sale, Taurus will continue to expand its holdings in the Central Florida Research Park and develop the 593-acre Beltway Commerce Center near Orlando International Airport. The company is planning to construct the four-building, 300,000-sf Challenger South flex tech project and recently designed a two-phase, 125,000-sf Discovery TechCenter II complex in the research park. The company plans to begin construction soon on the 75,000-sf Phase III of Challenger South and the 62,500-sf Building 1 of Discovery TechCenter II.

"Since these existing assets had met their projected hold period, Taurus Southern will move forward in 2008 with development of new product in Central Florida Research Park and our new 593-acre Beltway Commerce Center," McFadden says, in a prepared statement. "In addition, the company is actively seeking acquisition opportunities in Orlando, Tampa and Jacksonville."
