DEERFIELD BEACH, FL-Two leases totaling 77,273 sf have been signed for industrial and showroom space within the Quadrant Business Center.
Point blank body armor manufacturer DHB Industries leased 61,722 sf at 600 SW 12th Ave., which will be used as warehouse and showroom space. Architecture firm Architectural Elements signed a 15,551-sf lease at 550 SW 12th Ave. for industrial/office showroom space. DHB Industries designs, manufactures and distributes bullet-resistant and protective body armor for military, law enforcement and corrections personnel in the US and worldwide. In addition to Deerfield Beach, the company has locations in Pompano Beach, Oakland Park, Jacksboro, TN and Washington, DC.
Colliers Abood Wood-Fay brokers Robert Listokin, David Wigoda and Steve Wasserman represented the landlord and owner, State Teacher's Retirement System of Ohio: Listokin represented the owner in the Architectural Elements lease, and Wigoda and Wasserman represented the owner in the DHB Industries lease.
Quadrant Business Center is a seven-building complex with distribution, office, service and light manufacturing space. It features air-conditioned 22-ft warehouse ceilings a three space per 1,000-ft parking ratio.
According to a CB Richard Ellis Q2 industrial market report for Broward County, the vacancy rate in the Northeast Broward submarket where Quadrant Business Center is located is 3.3% with 30,879 sf of negative absorption year-to-date in 2007 and average asking rents of $8.65 per sf.
