BOLINGBROOK, IL-Innotrac Corp., headquartered in Duluth, GA, has signed a lease renewal for 354,400 sf at 605 Crossroads Parkway. The term of the "long-term" lease was not disclosed. Innotrac, a full-service fulfillment and logistics provider for retail business, leases the entire building, which is on a 19-acre site. The company has 10 fulfillment and customer care facilities and also has a fulfillment center in Romeoville, according to Innotrac's website.
Richard Daly and George Cibula, both principals with Elmhurst-based Darwin Realty Corp., represented building owner TA Associates Realty in the lease transaction. Innotrac Corp. was represented in the lease transaction by Bill Frain and Scotland Wright, both with Staubach & Co.
The Bolingbrook facility is used for fulfillment and warehousing and has a 28-foot clear ceiling height, about 40 docks and about 20,000 sf of office space, Daly says. The asking lease rate for the area is about $4.25 per sf net, Daly tells GlobeSt.com. The building was constructed about seven years ago, he says. TA Associates Realty, based in Boston, acquired the property in October 2003 for $16 million from Lincoln National, based in Fort Wayne, IN, sources say.
