The building's location at 1512 N. Interstate 35 was the driving factor for the new deal, according to Ken Wesson, principal of Lee & Associates DFW in Dallas. "The Stemmons Corridor is such a great home for construction-related industries," he explains, "whether they need to go to Arlington or up to Frisco, it's a good place to be." Duluth, GA-based Gutter Supplies Inc., operating at least 15 years from the spot, was facing an end-of-the-year lease expiration, he tells GlobeSt.com.

Wesson represented the building owner, Cobalt Capital Partners of Dallas. Jeff Richardson with Atlanta-based CTR Partners LLP was the tenant's point man for the renewal, which was inked at a stair-stepped rate for the five-year term.
