AUSTELL, GA-More than 380,000 sf of industrial leases have been signed at Hartman Business Center located near Interstate 20. Hartman Business Center currently has three buildings with a total of 1.1 million sf. The new leases bring the occupancy level to 95%. Based on strong leasing activity, owner Opus South plans to break ground on Hartman IV, a 112,000-sf distribution center and Hartman V, a 525,000-sf cross-dock building by the end of the year.
In the latest round of leasing, Korean tire manufacturer Nexen Tire America expanded to lease the entire 261,799-sf Hartman II building for more than eight years. The company originally leased 104,747 sf in December, but decided it needed more space. Colliers Spectrum Cauble' Steve Grable, Chris Tomasulo and Douglass Biggs represented Tampa, FL-based Opus South. Sean Boswell, of Colliers Spectrum Cauble, represented Nexen.
In addition, Miami-based Dade Paper & Bag Co. leased 121,512 sf at the 525,932-sf Hartman III, bringing the property to 90% leased. The company will occupy the space in December. Grable, Tomasulo and Biggs represented Opus South and the tenant was represented by Rusty Epperson and Bruce Wilson, of Wilson, Hull & Neal.
Positioned just west of the Chattahoochee River and the Fulton Industrial District, Hartman Business Center offers access to Hartsfield International Airport, as well as to Interstate 285, Interstate 75 and Interstate 85 and Downtown Atlanta. There are more than 1,100 hotel rooms, more than 20 restaurants and the Arbor Place Mall, a 1.2-million-sf shopping center, located in the vicinity.
"We continue to see strong tenant demand at this location," Tomasulo says. "The warehouse buildings at Hartman Business Center are well-suited for modern logistics requirements, and the tenants really like the quick access to Interstate 20."
