RANDOLPH, NJ-Retailer Rockaway Bedding has faded away, what's left of it now part of former rival Sleepy's Mattress Co., and the defunct chain's headquarters is officially on the market as a sublease opportunity. And Sleepy's Mattress has hired the Hasbrouck Heights, NJ-based SBWE to find someone to take the space.
The offering involves the entire 1578 Sussex Turnpike, Building 1, located just off Route 10 in Morris County. The pre-cast panel construction is just five years old, and the building is comprised of a combination of 15,000 sf of office space and 150,000-sf of distribution space. The 15.4-acre site also includes parking for 70 trailers.
"The building is vacant and ready for immediate possession," says SBWE SVP Richard Meyers, who's teaming with VP Jeffrey Fulton to market the property exclusively. "The existing warehouse racking system formerly used by Rockaway Bedding is still in place and available."
An on-site rail spur serviced by the Morristown & Erie Railroad can also be brought to the building, which is owned by Beta Development. SBWE is also representing the latter in marketing a 39,433-sf flex unit at Building 4 of 1578 Sussex Turnpike.
