Michelle Hudson with Burr & Temkin Commercial in Dallas tells GlobeSt.com that the plan is to get the firm's team under one roof, driving an exit from a building across the street from the consolidation site at 5131 Mercantile Row. "Effectively, they still got about 20,000 sf more than they had before," she says.Hudson was marketing the 30,685-sf opening in the building for $3.45 per sf, gross. The new deal will bring a moderate finish-out and boost the office portion to 6,000 sf.

Hudson represented the property owner, a local investment partnership. In striking the direct deal, Nicholson Metal Fabricators, a custom manufacturer of stainless steel components, got 18,000 sf of outdoor storage and a three-dock building to support a business that Hudson describes as steadily growing.
