WEST BOYLSTON, MA-A new-generation industrial building here that lost its tenant a year ago has been repopulated following its sale to D&S Realty. The 53,000-sf 70 Hartwell St. is now leased to two subsidiaries of the Coghlin Cos., a manufacturing and engineering services firm active in central Massachusetts.

"The new facility provided our company with a unique opportunity to consolidate high-end operations under one roof while upgrading to a state-of-the-art facility," says Coghlin CFO Christopher Palermo in announcing the commitment. "We envision significant growth and look forward to a long-term relationship with D&S Realty." The subsidiaries leasing 70 Hartwell St. are Columbia Tech and DCI Engineering, entities that had been based in nearby Worcester.

D&S paid $2.6 million for 70 Hartwell St. after previous occupant Mercantile Image Press closed its doors. William D. Kelleher IV and James Umphrey of Kelleher & Sadowsky were brokers in the sale of the building, and also assisted the tenant in the subsequent lease negotiations. Having been constructed in 2000, the structure is considered one of the state's premier manufacturing buildings, according to Kelleher, offering intricate climate control, fire suppression systems and a high ratio of class A office space. The property also offers "exceptional highway access," relays Kelleher, with close proximity to Routes 190 and 290.
