A seven-story building including the basement, 274 Brannan was constructed in 1923 as a storage facility for the Southern Pacific Railroad. A major renovation in 1985 cemented the building's future as a telecom facility.

Currently 93.5% leased, the building is positioned near two primary fiber network loops in the region, Swig says. The building is majority leased to Verizon Communications, which utilizes the space as its primary critical telecommunication facility in the region, according to Swig. Other telco tenants include AT&T, AOL Time Warner and Global Crossing.

Colliers International SVP Tony Crossley represented the seller and secured the buyer. He was not immediately available Tuesday afternoon for comment.
