CB Richard Ellis VP Budd Wiesenberg and EVP William Cuddy represented the building owner, Harbor Plaza Associates. The 118,000-sf 262 Harbor Dr. building is part of the six-building, 760,480-sf Harbor Plaza office complex on the Stamford waterfront owned by Harbor Plaza Associates.

Jon Sabrowski of GVA William in Stamford represented Shenkman Capital in the transaction. No financial details of the deal were released. Shenkman Capital, which was formed in 1985, is an independent investment advisory company dedicated to investments in leveraged companies. The company also has offices at 461 Fifth Ave. in Manhattan.

CBRE's Wiesenberg says "the Shenkman transaction confirms Harbor Plaza's position in the market as Stamford's premier waterfront office complex." He notes that in 2007, more than 180,000 sf in lease deals were completed at Harbor Plaza, including Versus Network's 43,000-sf lease at 208 and 232 Harbor Dr., Ascent Media's 19,000-sf expansion at 250 Harbor Dr. and CRT Capital's renewal and expansion totaling more than 83,000 sf at 262 Harbor Dr. Other smaller '07 deals include Ardsley Partners' 9,000-sf lease at 262 Harbor Dr. and the Saltwater Grille's 10,000-sf lease at 182 Harbor Dr. "We have been able to create some real excitement and transactions momentum with these recent leases at Harbor Plaza," he adds.

Wiesenberg says that in April 2008 two large blocks of sublease space will become available on a direct basis with the building owner--90,000 sf at 181 Harbor Dr. and more than 150,000 sf at 208 Harbor Dr.
