The 161,500-sf office building that is being constructed toqualify to be Gold LEED certified has Louis DreyfusCorp. as its anchor tenant, taking approximately 57,000 sf.Foundation work is under way for a new 81,950-sf building at 60Danbury Rd. as well. Occupancy for 40 Danbury Rd. is scheduled forJune, while construction is projected to be completed on 60 DanburyRd. by November. That building is also designed to qualify for GoldLEED certified by the US Green Building Council. Prudential RealEstate Investors is a joint venture partner on the Wilton CorporatePark project with Davis Marcus Partners.

Commenting on the status of the office projects, David Fiore,SVP of Davis Marcus Partners says "with the next month we will havethe building fully enclosed [40 Danbury Rd.] and will be focusingon the interiors." Officials with Davis Marcus say that the firmhas received "substantial interest" from firms looking to lease atWilton Corporate Park. The property currently consists of twoexisting buildings--50 and 64 Danbury Rd.--that total approximately280,000 sf. Major tenants at the complex include AIG FinancialProducts, Ryan Partnership and Connolly Consulting.

Jeffrey Gage of Albert B. Ashforth of Stamford says that WiltonCorporate Park offers a less costly alternative than other majormarkets in the region where rents now surpass $100 a sf in someprime buildings in Greenwich and more than $50 a sf in the CBD ofStamford. Gage, who along with Ashforth's Edward Tonnessen, are theexclusive leasing agents for Wilton Corporate Park, says that theasking rent at the buildings under construction is set at $42 a sf.Some of the amenities at the park include a recently upgradedfitness center, a 150-seat auditorium, two full service cafeterias,tennis, basketball and volleyball courts, a walking trail, WiFi,outdoor picnic area and a new pavilion. Davis Marcus Partners hasdeveloped more than 700,000 sf of office space in theNorwalk/Wilton area including Wilton Corporate Park, 187 DanburyRd. and 15 Old Danbury Rd.
