Frome and Bill Livesay of Voit Commercial's Irvineoffice represented Fleetwood. The seller, Cusumano Smitty Way LLC,was represented by Team Earnhardt members Paul Earnhart, DougEarnhart and Erik Hernandez of Lee & Associates' Ontariooffice, together with Larry Null in Lee's Riverside office.

According to Null, the buyer was looking for a 200,000-sffacility in Corona that was suitable for manufacturing. "It is rareto find buildings this size located in Corona, which is consideredone of the strongest industrial markets in Southern California,"Null says.

Since the previous owner/tenant was a manufacturing companycalled Smittybilt, "This particular building was a perfect matchfor Fleetwood since it needed ground-level loading for forklifts, high electrical service, 10,000-sf of office space and an outsidestorage area," Null explains.
