MDC plans to make the new project "as environmentally friendly as possible without significantly increasing the cost compared to other industrial buildings," the Newport Beach-based company says. Ward Mace, vice president of MDC, points out that Corona is the first industrial market east of Orange County, making it a convenient location for companies serving Orange County, San Diego and the Inland Empire.

As part of its project, MDC demolished an existing 100,000-sf industrial building that was on the site when it bought the property. The company expects to complete the development in the first quarter of 2009.

MDC's plans for creating an environmentally friendly project include reducing energy consumption through the use of more natural light, conserving resources by using recycled water for landscaping, drought tolerant plant material and grinding concrete and asphalt from the old building for reuse in the new development. In addition, by encouraging potential users to eliminate truck idling in loading zones, MDC hopes to make the construction and operation of the building as green as possible. The listing agents for the new project are Walter A. Frome and Bill Livesay of the Irvine office of Voit Commercial Brokerage.

MDC, which specializes in the development and acquisition of industrial properties and business parks throughout Southern California, was founded by Bruce McDonald and Bryan Bentrott in 1994. The company has completed the construction of 167 buildings in 23 projects totaling 5.8 million sf and more than $300 million in cost. In addition to developing from the ground-up, MDC has completed more than $120 million of value-added acquisitions since 2004.
