With the new LEED-certified development, Opus will add to anexisting portfolio of approximately 10 million sf of LEED-certifiedproduct throughout the country. Its Horizon Tech Center @ ScrippsRanch will feature three two-story office and research anddevelopment buildings providing between 45,600 sf and 58,200 sfeach, on a site close to Interstate 15 between State Route 56 andState Route 163. Each of the Horizon Tech Center buildings willaccommodate one to two corporate tenants. The trio of structuresalso is designed to function as a campus for a single major firm.Completion is slated for August 2008.

Opus West has tapped Jay Alexander, a senior vice president atColliers International, to market the project. He says that theHorizon Tech Center buildings are designed to provide tenants withabundant natural lighting as well as large and efficient floorplates that will accommodate extensive lab and clean room areas. Inaddition to Alexander, the leasing team includes Chuck Wasker andRyan Grove.

Designed by Opus Architecture & Engineering in conjunctionwith RJC Architects, Horizon Tech Center will deliver energyconsumption that is 14% less than a non-LEED-certified building andwater consumption that is 30% less than standard. Landscaping, byRidge Landscape Architects of Oceanside, CA, exceeds the LEEDlandscaping requirement by 300%. Chris Wood, Opus West vicepresident, comments that the LEED features, location and amenitiessurrounding the development "are great differentiators for ourproject and position it perfectly to capitalize on the needs of thelarger defense, telecommunications, software and Internetcompanies" in the market.
