Jean C. Farris, Hall's leasing director, tells GlobeSt.com thatshe initially wasn't too optimistic that the deal would be madebecause the company was already in class A office space and it waseyeing a building that was still several months from delivering."With the difference in rates to do a move, I didn't think they'ddo a deal. The building was still under construction when they sawit, but they liked the way it floor planned," she says of thelatest win for Hall's 150,000-sf value-plus project at 3010 GaylordPkwy.

Farris says Transplace also has a right of first refusal on theother half of the second floor in the three-story building. Shebelieves that and Hall Office Park's full amenity roster helped toscore the coup--with talks going full circle in a one-month spin."Transplace seems very thrilled about coming here. I know ouramenities in the office park really do draw a lot of tenants in,"she says, pointing out that the inbound tenant is starting out withabout same amount of space it has in the 256,111-sf Granite ParkOne at 5800 Granite Pkwy. in nearby Plano.

Transplace's flat-rate lease bumps occupancy to 63% in abuilding that delivered in early January. The space is beingmarketed at $22 per sf plus electric.
