The company, which is the global IT services arm of Wipro Ltd.,has its US headquarters in New Jersey. Wipro was seeking astrategic location for its new development center and consideredmarkets across the country. "Among other variables, factors such asthe sourcing of IT talent from local universities, the ease oftravel and the reasonable cost of living weighed heavily inAtlanta's favor," says Wipro CFO of Americas and Europe SridharRamasubbo.

CB Richard Ellis Atlanta Office Landlord Representation Groupfirst VP Alex Cobble represented Piedmont Center 14 owner andmanager, America's Capital Partners, in the transaction. LRESolutions president Rich Garchar represented Wipro.

Piedmont Center 14 is a 300,605-sf, 16-story building that islocated above the two-million-sf Piedmont Center complex located inthe Buckhead submarket of Atlanta. Among Wipro's reasons forselecting the location is the building's 150-seat conference centerwith theater seating, which will soon undergo renovations. Thebuilding also has a new café and fitness facility, and covered andsurface parking, which is rare in Buckhead. With the Wipro lease,the building is 86% occupied.
