John Ness, president of ODW Logistics, says that the new space at AllianceCalifornia will complement facilities that ODW operates in Chino, another Inland Empire community. ""In addition, it also positions us to service Eastern Inland Empire markets seeking a closer proximity to eastern shipping points at lower real estate operating costs," Ness says of the new space.
ODW was represented by Al Leon of Leon Brothers, with Hillwood represented by Peter B. McWilliams, Ruben V. Goodsell and Michael McCrary of Colliers International. John Magness, senior vice president of HillwoodInvestment Properties, notes that since December 2000, when Hillwood was selected as the masterdeveloper of AllianceCalifornia, the project has attracted a list of global industry leaders. In addition to ODW Logistics, the development now houses major facilities for Kohl's, Mattel, Stater Bros., Pactiv, Medline and Pep Boys.
Development at the project over the past seven years has included more than 7.8 million sf either built or under construction. Including two buildings at AllianceCalifornia, Hillwood will complete 12 industrial buildings totaling 5.7 million sf in four different developments in the Inland Empire by the end of 2008. Two of the buildings are build-to-suits for Michelin and FedEx. The others are speculative projects. The developments include InterChange Business Park, North San Bernardino Industrial Park and AllianceCalifornia in SanBernardino, and Hofer Ranch at Ontario Airport.
