Buchanan is building out the industrial and office market in this western portion of Prince William County. Besides Gateway Business Center, it has made a significant investment down the road in its Heritage Hunt Commercial Park, a 70-acre property also off 1-66. Heritage Hunt Commercial Park has been approved for more than 600,000 sf of office, retail, medical and hotel space along with senior rental apartments.

Buchanan has already completed 76,000 sf of traditional office condos, a 30,000-sf retail center, and a 52,000-sf professional building. Also, a 75,000-sf, $17.2-million, class A office building is currently under construction. Gateway Business Center won't compete with the development at Heritage, Devine says, because there is no flex or warehouse product there.

The flex/office condos at Gateway Business Center, which is next to the Virginia Gateway Shopping Center, can be used for warehouse, distribution, office, showroom, or light manufacturing. Each unit has either a drive-in bay or loading dock. Norman Realty is the sales and leasing agent for Gateway Business Center.
