Both of the leases are in newly developed projects. Bixby's Archibald Business Center is a 25-acre business park composed of three industrial/warehouse buildings located at the intersection of Archibald Avenue and Cedar Street, while Storm's Oleander Park is a five-building, 447,225-sf industrial park at the junction of Oleander Avenue and Indian Street near Interstate 215.

Bixby's center has immediate access to Highway 60 and Interstates 10 and 15, approximately two miles from Ontario International Airport. Mike Severson, vice president of acquisitions and development for Bixby Land, says that demand for space has been "very high" since the facility’s completion in November.

The new Pepsi Bottling Group warehouse is located within a 135,000-sf divisible building designed by architect HPA and constructed by general contractor Millie and Severson. Bixby was represented by Darla Longo, James Koenig and David Consani of CB Richard Ellis; Pepsi was represented by Tim O’Rourke of the Staubach Co.

[IMGCAP(2)]Storm Properties' Oleander Park is now one-third leased with the signing of Experienced Books, a worldwide distributor that sells used books online. The book seller is tripling its space with its move to the Storm Properties development, where it will open a warehouse and distribution facility.

Cristina Amador, owner of Experienced Books, says that the company chose Oleander Park for its central location and access to Interstate 215, a key freeway in the Inland Empire that links to all modes of shipping and transportation in the region. Storm Properties completed Oleander Park in January 2006 in two phases, notes Kent Phillips, president of the Torrance-based firm.

Phase one of the development includes three freestanding distribution and warehouse buildings totaling approximately 170,000 sf. The second phase will include two buildings totaling approximately 325,000 sf.
