Pitney Bowes has been a tenant at Rodin Place, 2000 HamiltonSt., for approximately 10 years, Kramer says. The space is used asproduction and office space. Pitney Bowes was represented in thelease transaction by Roger McManimon, with Cushman and Wakefield.Kramer represented building owner Ranger Properties LLC,headquartered in New York City. The asking lease rate for thebuilding is $17 per sf plus electric, he says. The building is 95%occupied with other tenants including Avax Technologies, MaternityCare Coalition and Free Library of Philadelphia.

Phelan Pettit and Biedrzycki, a law firm, has signed a one-yearlease renewal for 6,619 sf at 121 S. Broad St. The firm wasrepresented in the lease transaction by Kramer. Joe Viterllo, withPerna Frederick, represented building owner ADR North America LP,based here. The asking lease for the 21-story building is $19.50per sf plus electric, Viterllo says. The 142,000-sf building is 92%leased with major tenants including Shein Law Center andPennsylvania Trial Lawyers, he says.

Additionally, two firms recently signed two leases for a totalof 6,987 sf at 1760 Market St. Environ, a consulting firm foundedin 1982 in Washington, DC, signed a lease for 4,674 sf on the 10thfloor of the building. The term of the lease for Environ is fiveyears, Kramer says. SFCS Inc., an architectural and interior designfirm, signed a lease for 2,313 sf on the fourth floor of thebuilding. The term of the lease for SFCS is three years, Kramersays. The two firms chose the location because "the boutiquebuilding gave them a good presence," he says. Kramer representedbuilding owner AFIAA. Environ was represented in the leasetransaction by Studley and SFCS was represented by Jones LangLaSalle. The 122,000 sf building is between 80% and 82% leased,Kramer says. Other tenants in the building include the US GeneralServices Administration, IKON Office Solutions and Allied BartonSecurity Services.
