Company leaders stamped a stair-stepped lease for as-is space inthe 137,500-sf warehouse at 1225 N. 27th Ave., according to thetenant's rep, Bob Hagewood, vice president with Dallas-based StreamRealty Partners LP. "They didn't need to be on the airport, butproximity to the airport was important," he tells GlobeSt.com,adding that options were limited for "comparably sized space thatwas functional for their use."

Hagewood says there was an extensive search in and around theairport for a relocation site. But none, he says that matchedfinish-out and price "that made it appealing to make a move" ofWorld Cargo's existing distribution and headquartersoperations.

World Trade Cargo has its share of the building divvied into2,368 sf of office and 35,132 sf of warehouse, boasting six dockdoors and a 24-foot clear height. Owned by Denver-based DCTIndustrial Trust, the space was being marketed for $4.25 per sf,triple net, by Lee & Associates DFW managing principal KenWesson and principal Greg Nelson.
