Voit's new development consists of seven buildings with units ranging from 2,237 sf to 57,666 sf for sale or lease. The company says that one of the selling points is the park's location close to the 5, 405, 118 and 210 freeways.
Tim Regan, vice president of acquisition and development for Voit Development, cites the 2% vacancy rate in the industrial submarket and says that the company is enjoying "a great deal of interest from buyers and prospective tenants considering leases at the property.Voit acquired the 10.5-acre project site in 2005.
Regan is the project manager for the industrial park, which was designed by Poliquin Kellogg Design Group and is being built by Valley Commercial Contractors. The listing agents for the park are David Harding, Greg Geraci, Matt Dierckman and Billy Walk of CB Richard Ellis.
The sales at the Sylmar project follow other recent instances in which Voit has sold speculative industrial space in Southern California that the company developed in tight markets where little new space is under construction. It sold two properties of 31,296 sf and a 31,914 sf in the City of Industry in the San Gabriel Valley that were both developed on a spec basis on two separate parcels. The buildings, which were part of one of the few recent industrial developments in the San Gabriel Valley, sold within six months of completion of construction.
